TOLEDO, Ohio - OhioPen -- Toledo, Ohio - - CrownPoint Partners, a national real estate brokerage and advisory firm dedicated to the sale of net lease investments and sale-leaseback advisory services, announced today the sale of a single-tenant retail property occupied by Tuffy Tire & Auto Service, located at 5154 Monroe Street in Toledo, Ohio.
Managing Partners Julius Swolsky and Shannon Bona of CrownPoint Partners, in association with Prime Retail Advisors, represented the Seller, a repeat client and private developer based in the Midwest. The transaction closed at $1,050,000, which is 97% of list price. The buyer was local to Toledo and purchased in 1031 Exchange on an all-cash basis.
The property was widely marketed and received multiple offers, creating a competitive bidding environment. The sale included both a long-term lease with Tuffy Tire and Auto Service as well as a 20-year electronic billboard lease, adding unique additional income for ownership. At the time of the sale, there were nine years remaining on Tuffy's absolute net lease, which is highly coveted by passive investors as there are no landlord responsibilities whatsoever. Both the Tuffy's lease along with the billboard lease had scheduled rent increases during the base term also providing a hedge against inflation.
